We are working with a small luxury living facility in Saratoga Springs who is looking for a Painter/Porter — basic experience cleaning and painting. Must have a car to help with on-call and emergencies!

Apartment Turnover Technician
A Turnover Technician is responsible for all aspects related apartment turnovers and make readies, as well as the upkeep of grounds, amenities, building exteriors, leasing office, and parking lots. Support the maintenance and cleanliness of building hallways and common areas, such as the laundry/trash rooms daily.
Monday-Friday 8:00 AM – 4:30 PM.
Pay rate is $19-20/hour, depending upon experience.

Job Responsibilities:

• Perform timely, quality work in completing apartment make readies for the property.
• Apartment turnover painting including wall and ceiling prep and repairs.
• Support turnover cleaning including kitchens, bathrooms, living spaces, bedrooms, and closets.
• Assist in housekeeping/janitorial work.
• Communicate effectively with the Maintenance Foreman so that he/she is informed of possible problems and needs for assistance, safety concerns, etc. Inform foreman of need for additional maintenance, when applicable, in any areas where work orders or apartment turnovers are being performed.
• Perform corrective and preventative maintenance functions and assist in the supervision of contract services.
• Assist directly in the turnover process to ensure that all phases of unit preparation are completed in a timely, efficient manner.
• Support the required on-call rotation & overtime as needed.
• Assist in the organization of a clean shop, inventory control, tool maintenance, and implementation of safety and security procedures.
• Carry out all duties assigned by supervisor(s) in carrying out the day-to-day responsibilities of managing and maintaining a multi-family property.

Essential Job Functions:

• Must be able to lift and carry at least 50 pounds and climb stairs and ladders easily.
• Demonstrate an ability to support and contribute to community team.
• Demonstrate strong oral and written communication skills.
• Must possess a positive attitude and the ability to smile under all circumstances.
• Participate in training to comply with new or existing laws.
• Ability to work a flexible schedule.
• Two (2) years’ experience in previous relevant field is highly preferred.
• Neat, clean, professional throughout the workday and/or whenever present at the community.
• Comply with expectations as demonstrated in the employee handbook.
• Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
• Must have reliable transportation and have a clean, valid Driver’s license.
